Dylan Hotel Project
The Dylan Hotel Project included the extension of 28 brand new bedrooms, a passenger lift and 5 office quarters.
This new build project comprised of the demolition of 10 Townhouses, installation of underground foul and drainage along with an attenuation tank for storm flow regulation. An RC slab at 1st floor level was constructed to allow for a garage entrance throughway to a car parking area.
5 links to the existing hotel had to be managed in a live environment and coordinated meticulously in order to preserve customer satisfaction. The links comprised of a structural steel staircase to create a fire corridor under the new fire cert which linked the existing east wing to the new build extension.
Rooms on the south wing at 1st and 2nd floor had to be reconfigurated in order to create a new fire corridor under the new fire cert. This work, again, had to be undertaken in a live environment. The hotel itself is boutique in nature which was reflected in the 28 room extension. All rooms were slightly different in appearance which presented its own difficulties with regard to efficiency of work procedures as every room had to be carefully set out individually. With a fast track program we assisted with coordination of the design deliverables in conjunction with the project design team.
The Flynn Management Team also worked with the design team in value engineering aspects of the project, providing an enhanced end product within the budget and time limitations.
