High-end Fit-out for large Multi-National Tech Client

One Grand Canal Quay is a 10 storey office block that has a tenant (the property landlord) occupying 2 of the upper floors. The project comprised the alteration and fit out of 8 levels of this property in a busy city centre location under a management form of contract.

The existing building was stripped back to a grey box before the works commenced noting that the landlord reception and all plant and equipment within the property had to remain live to service the upper floors and live basement areas.

The works required all lifts and roof plant to be replaced with the inclusion of a new goods lift from basement to 1st floor to serve a new full-service kitchen. All such works were coordinated out of hours to avoid any disruption to the tenants. The works in fitting out the property comprised of substantial structural alterations for new shafts and risers throughout the property connecting all new kitchen plant and services within the basement areas which incorporated new staff showers, access routes to the goods lift and general storage areas. The design of the office space consisted of a high end fit out including a large volume of bespoke joinery & metalwork. a full commercial kitchen was constructed & commissioned on level one to serve the entire office space with coffee docks, micro kitchen & cafes also installed on all floor plates.

The city centre location posed challenges to the construction with particular note in hoisting plant and equipment to the roof adjacent to live rail lines and in delivering and constructing a new internal feature stair/bridge which linked the client’s ground floor reception space with 2 upper levels, all subject to building control approvals. In delivering the project the client was deploying a new smart building technology that digitally interfaced the building onto their live corporate networks and in such the building management system (BMS) and lighting control system (LCS) that is based on secure and openly accessible building operating system (BOS).
