Contracts Manager

Summary of Role

As Contracts Manager you will report to the Projects Director and be responsible for the safe, successful and profitable delivery of multiple contracts from prequalification through to retention release. You will be expected to plan and execute all Projects in order to maintain and improve Flynn Management & Contractors standards and culture in health & safety, quality, client service and satisfaction and legislative compliance.

You will be expected to maintain and develop Flynn Management & Contractors reputation in the market place through excellence of delivery while fostering existing and creating new relationships with all clients, our team, project stakeholders and our supply chain.

You will be responsible for the successful and financial completion of projects with adherence to the commercial procedures of the business while protecting the exposure of the Company to financial risks.

Health & Safety and Environment

It is the responsibility of the Contracts Manager to;

  • Set an excellent Safety culture by your example, ensuring that every member of your team buy into the Flynn Management & Contractors culture of safety excellence.
  • Ensure that the Health, Safety and Welfare of our colleagues and neighbours are the foremost priority on every one of our projects.
  • Ensure that appropriate resources are allocated to every project to meet our high level of health & safety compliance.
  • Ensure the procedures and requirements of our Safety Management System are fulfilled on all projects.
  • Accidents are reported to a Director as soon as possible.
  • Ensure that all your team members have adequate training for their role and are competent to carry out their work.
  • Ensure our companies responsibilities to the environment are met and exceeded on every project by the implementation of the procedures and requirements of our Environmental Management System.

Financial Performance of Projects

As the Contracts Manager you will have ultimate responsibility for the financial performance of the projects executed by your team.

It is the responsibility of the Contracts Manager to;

  • Agree a challenging contract budget with the commercial team on appointment.
  • To lead the Quantity Surveyors and assist the Commercial Manager in the timely submission of all relevant reporting required to monitor and analyse individual contract performance (CVR’s) on a monthly and quarterly basis.
  • Show evidence of improved Project Margin over settlement / handover margin
  • Ensure the Quantity Surveying team are meeting their obligations in relation to cost reporting to the PQS and adhering to the Flynn Management & Contractors procedures for internal reporting and administration of your projects.
  • Ensure a positive cash flow on your projects by ensuring interim and final valuations are issued, recommended, certified and invoiced in a timely manner.
  • Agree Final Accounts quickly and successfully whilst ensuring good relationships are maintained with the Client and Design Team and we get future opportunities from both.


The Contracts Manager must ensure that our client’s expectations are met through delivering quality projects to the end user while fostering professional and amicable relations with design teams and client representatives. This is achieved by understanding our client’s core business and gaining knowledge of their vision for the end use of their project.

It is the responsibility of the Contracts Manager to implement the following;

  • Set a high standard of professionalism through excellent communications, both verbally and in writing
  • Respond to Request for Proposals, Qualifications, Information and other requests to engage with our clients.
  • Make presentations at pre-contract and progress meetings with clients.
  • Lead multiple project teams to ensure that contracts are completed as per the programme, on budget, to an excellent quality.
  • To ensure the Flynn Management & Contractors Quality Management System is implemented on every project.
  • Ensure that quality is a priority from the “Get-Go” and that Snag Free handovers are our goal on all projects.
  • Ensure Project De-brief Meetings are held on all projects and any lessons learnt are shared across the business
  • Get a client testimonial and repeat business from every project.
  • Assist in the recruitment and training of staff and be responsible for their development and motivation.
  • Take on and close out non-core duties within the business.

  • Ensure you and your team complete effective, meaningful Performance Reviews completed within the agreed timeframe

  • Encourage all staff to develop themselves and encourage career progression
  • Show evidence of own CPD and encourage the CPD of your team
  • Encourage all staff to engage with a mentor and to make themselves available to mentor those less experienced than themselves
  • Make time to attend staff events
