Our scope of works was some remedial works to the lower floors and fitting out the 8 floors as multi-use offices. The floor plates consist of open plan offices to accommodate up to 800 staff operating a Hybrid work model. There are numerous Breakout areas throughout the office floors. These include multiple Pods, Phone Booths, Lounge areas, Parents Room, Games Room, Reflection Room and Learning areas. Each floor has a staff kitchen and micro kitchen. The eighth floor also has a fully equipped Commercial grade kitchen and an impressive Barista coffee bar.
Due to the nature of the Client’s business, there was a requirement for each of the 8 floors to have a sizeable MDF/IDF comms room. We were able to complete early handover of these rooms to facilitate the fitout by the Client of sensitive equipment needed for the first day of business. The location of the project on a tight site in the city centre, threw up some logistical challenges. We went into the build with a robust Logistics plan which included nominating an onsite logistics coordinator, utilising an offsite yard and controlled set down areas. As part of this plan, the decision was made to remove glass facade panels which allowed us to erect a hoist for direct access to all 8 floors. Several well managed Road closures were put in place throughout the duration of the job to facilitate several crane lifts.
